Each listing is scored 0-100. Higher = better deal relative to the market. Scoring weights differ for buy vs rent listings.
Price per m²
Z-score analysis against district average. Below average = great deal.
Comparable Pricing
KNN spatial search finds 7 nearest similar apartments within 1.5km and compares price/m².
Rental Attractiveness
How rentable the unit is. Studios & 1-beds (20-45m²) near metro score highest — they command the best rental yield per m². Compact 2-beds (35-65m²) also score well. Large 4+ room apartments score low as they're harder to rent.
Building Quality
Building type (panel=25, brick=60, monolith=80) combined with age. Newer buildings score higher.
Metro Proximity
Distance to nearest metro station. <300m = 95pts, <500m = 85pts. Neutral for cities without metro.
Renovation Status
Flat condition/renovation quality. Designer renovation scores 95, euro renovation 85, cosmetic 55, after builder 35, no renovation 20. Overpriced units with no renovation get additional penalty.
Floor Quality
Ground floor always penalized. Top floor penalized in old panels. Mid-upper floors score best.
Layout Efficiency
Area per room (ideal 22-32m²), living area ratio (65-78%), kitchen size (8+ m²).
Area Value
How much area you get for the price bracket. More area at same price = better.
Room Value
Room count relative to price bracket. More rooms at same price = better.
Red flag penalties subtract up to 15 points for ground floor in old panels, top floor in panels, tiny kitchens (<6m²), suspiciously low prices, and apartments too small for their room count.
