Price per square meter
Price per square meter normalizes listings by area so buyers and renters can compare properties with different sizes.
Why it matters
Raw price is misleading when one apartment is 45 m2 and another is 95 m2. Price per m2 lets you compare value across similar neighborhoods and property types.

The score compares each listing against city and district baselines, then highlights properties that are materially below comparable supply.
Limitations
A lower price per m2 is not automatically a better deal. Building quality, floor, condition, layout, location, and legal risks still matter.
